Site Development

From raw, undeveloped land to a fully prepared commercial site -- we handle the complete transformation. Site development is the foundation that every other service builds on, and getting it wrong means every phase downstream pays the price.

Our site development crews manage every phase of land preparation: clearing and grubbing, demolition of existing structures, erosion and sediment control, stormwater management planning, and full utility coordination. We work directly with engineers, surveyors, and local jurisdictions to ensure permits, plans, and execution align from day one.

Commercial sites -- especially travel centers -- demand a level of coordination that residential work never touches. Fuel systems, high-voltage electrical, water and sewer tie-ins, DOT access points, and fire suppression all need to be planned before a single yard of dirt moves. Earthmoving

Moving dirt is what built this company. With over $3 million in heavy equipment -- dozers, excavators, scrapers, and haul trucks -- we move earth at a scale and speed that keeps multi-million-dollar projects on schedule.

Earthmoving is the heaviest phase of any commercial build. We handle mass excavation, cut-and-fill operations, stockpile management, and material hauling. Whether it's stripping 50,000 cubic yards of topsoil or building up a pad site from imported fill, we have the iron and the operators to get it done efficiently.

Our operators run GPS-guided equipment that tracks elevation and volume in real time, eliminating guesswork and minimizing material waste. We balance cut and fill on-site whenever possible to reduce hauling costs, and when import or export is needed, we manage the logistics end to end -- from source pits to permitted disposal sites.

Grading

Every major build starts in the dirt. Grading is the first and most critical phase -- it determines how water flows, how loads distribute, and whether the finished surface holds up for five years or fifty.

Our grading crews reshape raw terrain to precise engineered elevations, creating the slopes and contours that make everything downstream possible. We establish proper drainage fall, eliminate low spots that trap water, and build a surface profile that meets the exact specifications your engineers demand.

Commercial sites aren't parking lots. Heavy loads hitting a poorly graded surface creates stress points that crack pavement, shift culverts, and destroy sub-base integrity. We grade to tolerances measured in tenths of a foot, verified by GPS-guided equipment and backed by licensed surveyor sign-off.

Sub-Grading

The layer you never see is the layer that carries everything. Sub-grading creates the structural foundation beneath the pavement -- the difference between a surface that lasts decades and one that fails within a few seasons.

Our sub-grading process starts with soil analysis. We test bearing capacity, moisture content, and compaction characteristics before we move a single yard. If the native soil can't carry the load, we stabilize it -- lime treatment, geotextile reinforcement, aggregate replacement -- whatever the engineering demands.

We compact in controlled lifts, testing density at every stage with nuclear density gauges. Every test result is documented and filed. When we say the sub-grade meets 95% Standard Proctor density, we have the lab reports to prove it. This isn't paperwork -- it's the warranty your pavement needs.

Paving

This is the surface the world sees -- and the surface that takes the punishment. Our paving work delivers heavy-duty asphalt and concrete engineered for non-stop heavy commercial traffic, extreme weather cycles, and decades of uninterrupted service.

We offer both hot-mix asphalt and reinforced concrete depending on your project's traffic patterns, budget, and climate exposure. Fuel islands get concrete -- because diesel eats asphalt. High-traffic lanes get heavy-duty HMA with polymer-modified binders. Approaches get reinforced slabs rated for turning loads. Every zone gets the right material for the job.

Our paving crews operate to DOT standards on every project, regardless of jurisdiction. Mix design, lift thickness, compaction temperature, joint spacing -- all documented, all tested, all certified. We don't cut corners on the surface, because the surface is where corners show fastest.

Culvert Installation

Water is the silent killer of infrastructure. A commercial site without proper drainage doesn't just flood -- it erodes sub-grade, undermines pavement, and turns a million-dollar investment into a liability. Our culvert systems make sure that never happens.

We design and install complete stormwater drainage systems -- reinforced concrete pipe, corrugated metal culverts, headwalls, catch basins, and outlet structures. Every system is engineered to handle peak storm flows based on local hydrology data, not guesswork. We size pipe for the 25-year storm and build for the 100-year event.

Environmental compliance is built into every project. We work with local jurisdictions on NPDES permits, erosion control plans, and post-construction stormwater management. Our culvert installations meet all federal, state, and local discharge standards -- and we keep the documentation to prove it when the inspectors show up.
